Kirk Hammerton Planning Application
SageHaus Living have submitted a planning application at Carlton Fields, Kirk Hammerton. We are proposing to deliver 55 modular single level dwellings exclusively for the over 65’s set in a beautiful landscaped grounds, focused around a residents community hub.

SageHaus Living was founded so we could provide a new approach to Later Living and cater for a genuine need in rural communities such as Kirk Hammerton:
- Genuine need for our housing
Having undertaken a detailed elderly housing need assessment survey (via our consultants, Tetlow King) we have identified a significant unmet demand within the Kirk Hammerton area for age appropriate housing for people aged 65 or over. There is especially a shortage of bungalow style properties. - Net carbon zero
Our developments are embodied carbon neutral as our homes are built entirely off site (via the MMC method of construction) utilising sustainably sourced timber. We are also operationally carbon neutral as our retirement village will run on renewable energy sources focused mainly on PV solar technology. This innovative approach to development reduces Carbon emissions by 79% compared to traditional construction and means our homes will be as cheap as £120 per year to run. - Reduction in local disruption
All our homes are built completely in a UK based factory and then transported to site greatly reducing construction noise and traffic. Additionally our homes are only 3.5m high (compared to normal housing of 6 - 9 m) so will sit level with the hedgerows at Carlton Fields thus not disrupting local views. - Improving access to Hammerton Station
Part of our proposal is to create a new paved pedestrian route from York Road to Hammerton Station. This will provide the entire community of Kirk Hammerton with a safer and more defined route to the train station than is currently provided. Please see the PDF plan:
- An authentic community for the local elderly population
The proposed scheme will be focused around creating a community of mature residents that can socialise, learn and exercise in the community building. Equally the scheme will feature a pond and landscaping where the community can gather. We will even have allotments for our residents to grow their own vegetables.
- A flexible and modern approach to care
SageHaus Living offers a care package for our residents that is focused around independence and cost effectiveness. All our homes will provide the latest smart technology that allows are residents to maintain the freedom they want but if a more hands on approach to care is needed then that can also be provided.
